Chief Executive Officer

Daniel has an undergraduate degree in Finance from LeMoyne college as well as an MBA from Syracuse University. Here he began to get an understanding of his goals and what it will take to reach them. A Syracuse resident his whole life, Dan is an enthusiastic member of the community and enjoys spending time with his family, playing golf and assisting his clients in anyway possible.


HS Property Funds, LLC was started by Dan Sisto in 2014 with one goal in mind.The goal of assisting homeowners with their most important asset, their homes while also restoring houses and neighborhoods back to their full potential. We have a passion for real estate and understand that sometimes homeowners in our local area face financial hardships that force their families into a difficult situation. With little information on alternative selling solutions, these homeowners typically leave their homes to be foreclosed on, seized by the county or have their home sit on the market due to a number of repairs that are needed on the property. 


We realized at an early stage that our competitors in this business have a bad persona clouding their businesses as "shady" or "scammy". We decided to redefine our business mission to serve our clients better than anyone else by keeping our promises, being upfront, honest and supplying each homeowner with a fair cash transition. 

With that in mind, we want you to know that we are always here to help you out. No matter your situation, we will give you our honest opinion on what is the best solution for you and your family.

Caleb Thurston

Chief Operations Officer

Born and raised in Syracuse, NY, Caleb Thurston graduated from Christian Brothers Academy in the year of 2009. Caleb went on to major in Criminal Justice and minor in Psychology at the University of North Carolina at Charlotte where he earned his way to the Chancellor’s list and Dean’s list a number times prior to the completion of his degree in 2013.


In 2013, Caleb received academic merit and leadership scholarships to study law at the Charlotte School of Law in North Carolina. While in law school, Caleb was a member of the Entrepreneurial Practice Portal program, there he worked for The Cochran Firm as an author of legal blog articles, later to be published on the firm’s website. Additionally, throughout the course of law school, Caleb went on to make the Dean’s list and graduate in 2016 with honors for his Pro-Bono service in the Syracuse community, which he completed while working as a Law Clerk for the Honorable James C. Tormey, Fifth District Administrative Judge and Justice of the Supreme & Family Courts.

Upon graduating law school, Caleb was hired as an Associate for Costello, Cooney & Fearon in Syracuse, NY, where he worked directly with the firm’s Managing Partners and Chief Operations Officer, Robert J. Smith, and assisted in numerous legal matters relating to various types of law.

In 2017, Caleb joined Copper Lakes Capital as our company’s Acquisitions Manager. Since then, Caleb has been working alongside Daniel Sisto, Owner and President of Copper Lakes Capital, assisting Daniel with the company’s marketing plans and daily operations. Caleb’s main role as the Chief Operations Officer is working closely with property owners in Madison, WI and surrounding areas to establish the best possible solution for each individual and their particular situation.

Administrative Assistant

Zara is a graduate of Hospitality Management and spent years as a hotel reservations agent for Holiday Inn. Now she has shifted to being an assistant for real estate investors, and interested in getting involved and learning new things in this industry. 


Zara enjoys reading, traveling and watching movies, and spending time with family. She has a little boy who lights up her life, inspires her to keep going every day.  


Zara is the company's assistant and is the first person you will be speaking to on the phone. She corresponds with property owners and sets up appointments for the properties to be viewed by the acquisitions manager, Caleb.  She takes all necessary information over the phone so we can start the process of buying your home on the very first call you make to Copper Lakes Capital.
